Tax clearance required before distribution. Under Local Rule 9.1, all real and personal property taxes due on estate assets must be paid prior to final distribution. A Property Tax Clearance Certificate is required and will be issued by the Mono County Tax Collector after the Assessor receives a copy of the Petition for Probate, change of ownership statements for each real property parcel, and endorsed copies of each inventory filed in the estate.

Automatic clearance request on final inventory. Per Rule 9.1, receipt by the Assessor of an endorsed copy of any inventory marked "Final" acts as an automatic request for issuance of the Property Tax Clearance Certificate. This streamlines the process but requires that the inventory be clearly marked as final when it is the last one to be filed.

90-day inventory filing to Assessor. Under Rule 9.1, if a final inventory will not be on file within 90 days of the date of death, the personal representative must mail a copy of the planned inventory directly to the Assessor within that period — even without appraised values — and then follow up with endorsed copies of the inventories actually filed. This early notification helps the Assessor track ownership changes and prevents tax assessment delays.

Change of ownership statements for each parcel. Rule 9.1 requires a change of ownership statement for each parcel of real property in Mono County in which the decedent owned an interest, if that property will be included in the estate inventory. Given that many Mono County estates involve condominiums or vacation properties in Mammoth Lakes, this step applies to most probate cases in the county.
